The cornerstone for the WESTSIDE SZCZECIN NEO warehouse has been laid – the new business location will be ready in Q1 2026

LemonTree has laid the cornerstone for the WESTSIDE SZCZECIN NEO by LemonTree logistics and service complex in Szczecin. This is the company's second investment in West Pomerania, confirming the strategic importance of this region in the company's development. The new facility, whose general contractor is GOLDBECK, will cover over 34,000 sqm of modern space. Almost half of the investment has already been leased, and construction is scheduled for completion in the first quarter of 2026.

Each LemonTree facility introduces new standards which, once proven in practice, become part of subsequent investments. WESTSIDE SZCZECIN NEO by LemonTree is being built in line with LemonTree's values: responsibility towards the environment and care for the comfort and well-being of users. The company consistently develops its projects by introducing the latest technologies, which not only increase the efficiency of the facilities, but also create value for the region and future generations.

A symbolic message

During the cornerstone laying ceremony, members of the LemonTree Management Board, Police County Administrator Shivan Fate, and GOLDBECK Managing Director Robert Gabrysiak placed a time capsule in the foundations. It contained the foundation act, current issues of local and national newspapers, and coins.

Modern and responsible solutions

WESTSIDE SZCZECIN NEO by LemonTree will be completely free of gas installations. The facility will be heated by heat pumps connected to air handling units, which will replace traditional heat sources. The roof has been reinforced to allow for the installation of photovoltaic panels. Initially, a 250 kWp installation is planned, with the possibility of further expansion according to the needs of tenants. The construction will use XCarb® steel structural elements, which have a reduced carbon footprint.

The investment will be equipped with intelligent utility consumption monitoring systems with remote reading and leakage detection. A built-in reporting module will make it easier for tenants to control operating costs and prepare ESG reports. The whole will be complemented by green areas, bicycle infrastructure, charging stations for electric cars and bicycles, and a license plate recognition system to streamline the handling of tenant vehicles.

The new facility is also being built with safety and comfort in mind. It will be equipped with HTLV4 hydraulic loading ramps and a Hörmann DAP docking assistance system with internal and external signalling and photocells. Hydraulic control will allow the ramp to be precisely adjusted to the height of the vehicle's cargo box, and the non-slip surface will increase employee safety.

For fire protection, an advanced sprinkler system with enhanced parameters will be installed. This solution will provide extensive storage options for natural and synthetic materials without the need for additional fire protection measures. The complex will also feature 1,600 m³ retention tanks to collect rainwater. This water can be used to irrigate green areas, which will significantly reduce drinking water consumption.

Significance for the region

WESTSIDE SZCZECIN NEO by LemonTree is being built in the municipality of Kołbaskowo, near the Przecław transport hub. Thanks to the new ring road, this location is becoming one of the best connected to the city centre, exit routes, and seaports in the region. The proximity of the port in Szczecin and connections with Scandinavia further strengthen the importance of this location, making it a natural distribution centre for Northern Europe. The investment perfectly complements Szczecin's existing offer and may attract new investors, supporting the development of the local labour market.

During the event, media representatives had the opportunity to visit LemonTree's first investment in this location, WESTSIDE SZCZECIN, which is already operational in the neighbourhood and was commissioned in May 2025. One of the tenants in this complex is PartyDeco. Thanks to this visit, journalists were able to see the functioning office and warehouse spaces and learn about the technologies used to support energy efficiency and improve the comfort of the facility's users in their daily work.
