LemonTree has completed the second phase of BOOSTER ZABRZE – one of the largest and most modern warehouse complexes in Silesia. Three new buildings with a total area of nearly 59,000 sq m have complemented the existing infrastructure, bringing the park to its target size of 111,000 sqm of technologically advanced business space. Commercecon served as the general contractor for both phases of the project.
Located in the heart of Upper Silesia, BOOSTER ZABRZE by LemonTree was designed as a modern business space that meets the needs of the most demanding tenants while fitting seamlessly into its urban surroundings. Its strategic location next to the Drogowa Trasa Średnicowa (DTŚ), close to the A1 and A4 motorways, provides access to major national and international transport routes. The project stands out for its high technical standard, energy-efficient solutions, BREEAM Excellent certification, and architectural solutions previously unseen in facilities of this type, including the distinctive wooden façades of the first-phase buildings designed by the renowned Grupa 5 Architekci studio.

Social dimension
An important part of the BOOSTER ZABRZE concept is its social infrastructure. An open-access sports and recreation zone has been created alongside the complex, featuring a multi-purpose sports field, green areas, pathways and street furniture. In July this year, the zone was officially handed over to the residents of Zabrze in the presence of the city’s mayor. The complex was therefore conceived as a new part of the urban fabric – a place for business, but also a space that can be used by the local community.
Commercial success
The project’s success and attractiveness to tenants are also confirmed by the complex’s full commercialisation. Across both phases of BOOSTER ZABRZE by LemonTree, companies representing a range of economic sectors have established their operations – from one of Europe’s largest food logistics operators, through companies from the industrial and manufacturing sectors, to businesses using advanced technologies. Tenants of the second phase include a global provider of advanced thermal management solutions, which has leased nearly 50,000 sq m of space.
