LemonTree has completed the sale of second phase of BOOSTER ZABRZE – one of the most modern logistics and service complexes in southern Poland. Vestas Investment Management Europe, which acquired Phase 1 of the project in February this year, has purchased the three buildings in Phase 2, comprising nearly 60,000 sqm in total. Supported by strategic Korean capital, the transaction marks the completion of the previously announced sale of the entire complex, with a total value exceeding EUR 120 million.
The signing of the sale agreement for the second phase of BOOSTER ZABRZE is a continuation of LemonTree’s transaction with Vestas Investment Management Europe, an international company managing an extensive portfolio of logistics and office real estate across Europe on behalf of global investors. In February 2026, the company acquired two buildings comprising Phase 1 of the project, with a total area of nearly 50,000 sqm, while simultaneously committing to purchase the next three buildings once their construction was completed. The transaction involved strategic Korean capital, both on the equity and debt financing sides. As a result, the entire complex, with a total area of approximately 109,000 sqm, is now owned by a single investor.
The sale of Phase 2 of BOOSTER ZABRZE marks the finalisation and completion of LemonTree’s flagship project. We are pleased that Vestas Investment Management Europe decided to acquire the entire complex, thereby confirming its confidence in the quality and exceptional investment potential of our project. BOOSTER ZABRZE is now fully commercialised, with tenants representing demanding sectors of the economy and international business. This is strong evidence of the effectiveness of our strategy – creating high-quality premium assets in the logistics market that are attractive both to tenants and long-term investors, says Bartłomiej Krawiecki, CEO, LemonTree.
We are currently seeing renewed interest in high-quality logistics assets from core investors on the investment market. Following a period of limited activity, they have returned to the Polish market, looking for products with strong fundamentals – technologically advanced buildings in attractive locations, with a stable tenant base secured by long-term leases. BOOSTER ZABRZE fits these expectations very well. The interest in the project from an investor backed by strategic Korean capital, as well as the decision to acquire the second phase of the complex, confirm the quality of our project and the attractiveness of the Polish logistics market, says Łukasz Jachna, CIO, LemonTree.
BOOSTER ZABRZE is a very good example of an investment product that combines the key features sought by a long-term investor – an attractive urban location, a high-quality modern facility and full commercialisation of the space, resulting in a ready-to-invest, well-diversified asset with strong fundamentals. The fact that, following the acquisition of the first phase of the project, Vestas Investment Management Europe decided to acquire the remaining part of the complex is the best confirmation of its investment attractiveness, says Tomasz Kostrzewa, Head of Transactions, LemonTree.
BOOSTER ZABRZE perfectly meets our expectations. From the outset, we appreciated its strategic location, high quality, distinctive architecture and group of international, long-term tenants. The acquisition of the next three buildings is a natural continuation of our decision to invest in Phase 1 and allows us to acquire the entire, fully commercialised complex. We are pleased to continue our cooperation with LemonTree and to increase our presence on the Polish logistics market through an asset of such scale and premium quality, says Alistair Ennever, Head of Europe, Vestas Investment Management Europe.
Located in the heart of Upper Silesia, BOOSTER ZABRZE by LemonTree was designed as a modern business space that meets the needs of the most demanding tenants while fitting into its urban surroundings. Its strategic location next to the Drogowa Trasa Średnicowa (DTŚ), close to the A1 and A4 motorways, provides access to key national and international transport routes. The complex comprises five buildings with a total area of 109,000 sqm, combining logistics, service and office functions. The project stands out for its high technical standard, energy-efficient solutions and architecture previously unseen in facilities of this type – including the distinctive wooden façade of the office area, designed by the renowned Grupa 5 Architekci studio. All buildings will hold BREEAM Excellent certification by the end of 2026.Construction of BOOSTER ZABRZE by LemonTree began in 2024, with the first phase – two buildings totalling approximately 50,000 sq m – completed in 2025.
Construction of the second phase, comprising three buildings with a total area of approximately 59,000 sqm, began immediately afterwards and put into service at the end of August 2026. Commercecon served as the general contractor for the project.
