LemonTree begins new project – COOL BTS Gdańsk – for Nagel Group in Gdańsk Kowale, Poland

LemonTree continues its collaboration with Nagel Group, one of Europe's leading food logistics providers. The newest investment, COOL BTS Gdańsk by LemonTree, will be developed as a build-to-suit (BTS) project in Gdańsk Kowale, encompassing approximately 21,000 sqm of modern warehouse and office space.

Advanced technological solutions

COOL BTS Gdańsk by LemonTree will be fully tailored to Nagel Group's specific operational requirements, particularly in the area of controlled-temperature food logistics. The warehouse will include ambient, cross-dock, and ultrafresh zones, with the latter two equipped with advanced cooling systems based on a glycol-ammonia solution. The use of a PIR FM Approved system on the roof will provide enhanced thermal insulation, and its reinforced structure will support the installation of photovoltaic panels with a capacity of 1.5 MWp.

The ambient zones will feature a storage height of 11.7 meters, while the cross-dock and ultrafresh areas will have a reduced height of 10 meters to ensure efficient logistics operations and compliance with stringent fire safety standards, including NFPA regulations. For improved operational efficiency, the cross-dock zone will include air curtains, insulated ramps, and sectional doors to facilitate the safe loading of smaller vehicles.

Sustainability and energy efficiency

Aligned with LemonTree's strategy of responsible development, COOL BTS Gdańsk will incorporate multiple sustainable and energy-efficient solutions. Heating for the ambient warehouse and office spaces will rely on heat pumps, while heat recovery from cooling processes will be used to warm the office areas. During winter, when heat recovery may be insufficient, offices will be additionally heated by heat pumps, ensuring effective and sustainable energy management.

The project will also feature rainwater tanks for irrigating green areas and cleaning trailers, minimizing the use of potable water. A rainwater retention tank will be equipped with a walkway for employees, serving both functional and decorative purposes. Additionally, a covered and enclosed storage shed will be constructed to maintain order and protect pallet storage.

High standards of safety and user comfort

“COOL BTS” will include advanced fire protection systems such as ESFR K360 sprinklers and in-rack sprinkler installations. The building will achieve a fire resistance rating of over 4,000 MJ/sqm, ensuring the highest level of safety.

To enhance employee comfort, the office building will feature a relaxation zone with a pergola and a glass façade for natural lighting. In the ultrafresh zone, a single-level mezzanine will house a co-packing area, supporting operational flexibility.
