LemonTree has commenced development of STREAM KRAKÓW by LemonTree, a modern logistics and business complex located next to Kraków-Balice Airport and the A4 motorway. The project will combine state-of-the-art, energy-efficient technologies with architecture that goes beyond current market standards. It is set to become one of the most distinctive projects in Poland’s logistics sector.
STREAM KRAKÓW by LemonTree will offer nearly 30,000 sq m of modern logistics and service space, designed to provide flexibility, high operational efficiency and everyday user comfort in one of the best-connected locations in southern Poland. The complex will feature, among other things, heat pumps, intelligent lighting management systems and a photovoltaic installation. The project will also stand out for the architecture of its office modules: bold, contemporary and designed with an unprecedented level of attention to detail for the logistics sector. Completion is scheduled for Q2 2027, with Goldbeck appointed as the general contractor.
Kraków is no coincidence as the location for such an ambitious project. As Poland’s second-largest city, it has long been one of the country’s most important business, academic and cultural centres, while continuing to strengthen its position as a hub for modern logistics and business services.
STREAM KRAKÓW by LemonTree is being developed in a location with excellent connections to major European transport corridors, just 15 km from the city centre. The complex will be situated immediately next to the A4 motorway, one of the most important routes in Central and Eastern Europe, and only 6 km from Kraków-Balice Airport. This makes it an ideal location for logistics and service complexes requiring fast and convenient access to international air transport. Its location within the Kraków Special Economic Zone further enhances the project’s appeal to companies operating in logistics, e-commerce, new technologies and modern business services.
The concept behind STREAM KRAKÓW by LemonTree was inspired by the idea of flow: the movement of people, energy and goods, as well as the urban dynamics that have driven Kraków’s development as one of the most important business centres in Central and Eastern Europe. This theme has been directly translated into the architecture of the complex. The warehouse has been seamlessly integrated with the office modules, creating a coherent whole that evokes a modern office building or public building in the city centre.
The building’s form was designed based on an analysis of the sun’s movement in relation to the façades. The façade itself consists of rhythmically arranged steel panels interspersed with large glazed surfaces. This solution not only gives the building a visually light and dynamic character, but also supports indoor thermal comfort and helps prevent excessive heat gain in the office areas. Large glazed surfaces, careful orientation in relation to the cardinal directions and an ergonomic interior layout are intended to maximise access to natural daylight and provide a comfortable working environment.
We wanted to create a project that would demonstrate how modern, energy-efficient technologies in the industrial sector can go hand in hand with ambitious architecture, delivering a level of quality that is in no way inferior to that of the best office buildings. The Polish logistics market is maturing and becoming increasingly open to aesthetics, user comfort and a responsible approach to space. STREAM KRAKÓW by LemonTree is our response to this change. It is one of the most ambitious investments in this segment, setting a new benchmark for modern logistics and service space and reflecting LemonTree’s strategy,” says Bartłomiej Krawiecki, CEO, LemonTree.
When designing STREAM KRAKÓW, we paid particular attention to light and proportions. We wanted to create architecture that would be distinctive yet timeless, and that would work well both visually and in practical use. The office section plays a particularly important role, with its form and detailing giving the entire complex a more urban, even representative character,” says architect Rafał Grzelewski, Partner at Grupa 5 Architekci.

STREAM KRAKÓW by LemonTree is not only an example of modern industrial architecture, but above all a technologically advanced and energy-efficient logistics and service facility. The complex will feature solutions that go beyond current market standards, including high-efficiency heat pumps designed to reduce energy consumption and CO₂ emissions associated with heating, as well as advanced infrastructure for electric mobility. The roof structure and surface have also been prepared for the installation of photovoltaic panels, with the possibility of expanding the installation in the future, depending on the needs of the building’s tenants.
STREAM KRAKÓW by LemonTree will also feature intelligent lighting control systems (DALI), using motion sensors and automatically adjusting light intensity to natural lighting conditions. Other planned solutions include modern ventilation and heat recovery systems, as well as building envelopes with enhanced thermal insulation. Together, these systems will improve the building’s energy efficiency and help reduce its operating costs.
The building will also be equipped with modern fire protection systems, automatic number plate recognition and high-quality loading dock equipment, including sectional doors, hydraulic dock levellers and docking assistance systems.
As with other LemonTree developments, the energy-efficient and low-carbon character of STREAM KRAKÓW by LemonTree will extend beyond the technologies used during operation. The complex has been designed to reduce its carbon footprint from the construction stage onwards. Selected structural elements will incorporate materials with lower emissions, including steel used for floor reinforcement.
The surroundings will also be an important part of STREAM KRAKÓW by LemonTree. Green areas will be created around the complex, including trees, shrubs and grasses, as well as flower meadows that support biodiversity. Rest areas with comfortable seating and other elements of street furniture, together with a pedestrian and cycle path and bicycle racks, are planned for employees and users of the facility. The entire concept has been designed as a natural extension of the building and an expression of LemonTree’s philosophy, according to which modern real estate should remain in harmony with both business needs and the surrounding environment.
